The good news? While you can’t control the appraisal completely, there are smart steps you can take to help support the value of your home.
In most real estate transactions, the buyer’s lender orders the appraisal after the contract is signed. The appraiser will schedule a visit to walk through the property, take measurements, photos, and evaluate the condition of the home.
Because this is often the only appraisal done during the transaction, it’s important to be fully prepared before the appraiser arrives.
One of the most helpful things a seller can do is prepare a detailed list of upgrades and improvements made to the home.
Remember, the appraiser doesn’t know your home the way you do. If improvements aren’t documented, they may be overlooked.
