Why Showing Feedback Is So Important When Selling Your Home

When your home is on the market, every showing matters. But what many sellers don’t realize is that the feedback from those showings can be one of the most valuable tools in getting a home sold.

As a real estate broker in Evans, Georgia, I review showing feedback carefully for every listing. And while some of that feedback can occasionally be a little rude — or even a little crazy — most of the time it provides extremely helpful insight.

The key is identifying what I call a “repetitive theme.”

Looking for Patterns in Buyer Feedback

One comment from a single buyer may not mean much. But when we start hearing the same feedback over and over, that’s when it becomes important.

For example, buyers might say:

“We love the house, but we don’t like the red dining room.”

That’s an easy fix. Paint is simple, inexpensive, and something we can change quickly to make the home more appealing.

But sometimes the feedback highlights something we can’t change.

For example:

“We love the home, but we don’t love the neighborhood.”

Obviously, we can’t move the house. When feedback like that becomes a consistent pattern, it tells us something very important about how buyers are perceiving the value of the property.

When Feedback Leads to a Pricing Strategy

If buyers love the house but hesitate because of the location or neighborhood, the best strategy is often a price adjustment.

Pricing can help position the home so buyers feel they’re getting strong value for the location. When the price aligns with buyer expectations, the property becomes much more attractive in the market.

That’s why listening to showing feedback is so important.

It helps us determine:

  • Whether cosmetic updates may help

  • Whether staging or presentation should change

  • Whether pricing needs to be adjusted

  • How buyers truly perceive the property

Why Experienced Agents Pay Attention to Feedback

Selling a home isn’t just about putting it on the MLS and hoping for the best. It’s about constantly analyzing the market response and adjusting the strategy when needed.

Showing feedback helps guide us toward the right decisions so we can move a home from “for sale” to “sold.”
